East Bay Estates  provides real estate services to financial institutions and Asset Managers that manage REO properties. Our Broker and Realtor are members of over 100 REO network providers and are in the process of obtaining an REO Default Certified Professional (RDCPro™) designation to stay competitive in this market.

In addition to providing REO disposition and marketing services we provide Broker Price Opinions (BPO's) to the financial community, both exterior and full interior inspections.

Our focus is to sell your property as quickly as possible, reduce holding time, minimize expenses , and obtain the highest possible price for you – in an efficient manner. We have a skilled network of contractors and related servicers to handle the details as needed. 

REO Services

Market Evaluation

To determine the Market Value of the property, we take the following steps:

  • Occupancy status is determined and reported within 24 hours.
  • All BPO requirements are completed as requested. An Exterior BPO is submitted if eviction is necessary within 24-48 hours; a full Interior BPO with photos if vacant. BPO includes subject property with three comparable sales and three comparable listings.
  • List all positive and negative factors, which may affect marketability.
  • Summary of the market environment and current market conditions.
  • Develop a detailed marketing strategy considering the above information.
  • Estimate a window of value through market valuation approach.
  • Recommend a listing price.

Property Preparation

We are aware of the numerous details that must be handled prior to the sale of each REO property. As a result, we make a thorough assessment of each property and initiate and complete the activities which will lead to the quick and efficient sale of each property. These activities may entail:

  • Re-key and secure the subject property, unless occupied

  • “Cash for Keys” programs are implemented if appropriate within 24-72 hours.

  • Post the required “Asset Management” Notice on the property.

  • Order a property profile or preliminary title report.

  • Utilities are restored within 48 hours if the property is vacant and safe

  • Order a pest inspection.

  • Order gardening service and interior/exterior trash removal.

  • Order pool service, if needed.

  • If personal property remains, I will post a 'Notice of Abandonment' and set an appointment for the retrieval of items.

  • Supervision of all authorized repair work

  • Weekly property inspections during marketing times

These activities must be accomplished to avoid losing valuable marketing time and to satisfy mandatory regulations.

Negotiations

When offers are presented, we will be there to ensure that you, as title holder, obtain the best possible price and terms and develop a clear and binding contract. Making sure that buyers are qualified and knowledgeable about purchasing REO properties are important in negotiating a successful sale. We are also proactive in helping determine the ability of any potential buyer to option financing for the purchase of the property.

Close of Escrow

Many details must be attended before a sale becomes final and closes escrow, including inspections, loan documents, contingency removals, insurance and details. We will carefully follow through on all these matters to keep everything proceeding on schedule.
